When you choose your Real Estate Professional, what’s most important to you? If you're selling a home, likely it's a Professional who will help you get the most dollars for your home. If you're buying a home, likely it's a Professional who will negotiate the best price for your home.
Whether buying or selling, know that Bruce shares those goals too. For over 25 years, he's helped hundreds of sellers and buyers fulfill those same goals. With Bruce - those are a given.
Is it important that your transaction be completed - with an 'iron-clad' agreement and without costly mistakes for YOU? Is it important that your transaction be completed efficiently as possible - with little or no inconvenience to YOU? Is it important that the transaction be completed with added extras - items that other Agents would never think of but would clearly be an added bonus to YOU?
Whether selling or buying, Bruce's experience enables him to put the most dollars back into YOUR pocket.
Why retain Bruce?
For some agents, selling real estate is simply about putting a sign up - then hoping for the best.
For other agents, selling real estate is simply a numbers game - how many houses can they sell each year - all across the GTA - stretching themselves and bring YOU along on their ride. Is this effective? NO.

If you have retained the services of a Fellow of the Real Estate Institute, you can be confident that you have selected a reputable professional who has achieved the highest standards of experience, education, and ethics in the Canadian real estate industry today.

If you were unfortunate enough to break a leg, would you rather have it reset by your family doctor, or by an orthopedic surgeon? Many, if not all, would prefer the orthopedic surgeon simply because of their specialized knowledge.
In fact, many would agree that when looking for someone to help address any important matter, the more specialized they are in their particular field, the better the outcome for you.
Bruce has over 25 years of experience selling real estate - and he has a passion for helping people. Bruce's career in real estate first began in 1988 with KLASSEN Real Estate Inc. in Leamingtron, a Southwestern Ontario town of 12,500 people on the shores of Lake Erie, where he worked along side his father and mother, both real estate brokers and land developers.
In 1991, Bruce joined Islington-Kingsway Realty Inc., a new COLDWELL BANKER franchise in Etobicoke, where he gained area experience by first specializing in condominium resales in a prominent area building. The following year, Bruce married and settled in Sunnylea, an enclave of Etobicoke, purchasing his first home together with his wife, Mary-Ann.
The tough recession of the early 1990's taught Bruce valuable selling strategies that have remained with him to this day. Bruce learned that it's one experience to sell homes in a rising market; it's quite another experience to sell homes in a declining market. The two are not the same.
Bruce moved in to The Kingsway, another Etobicoke enclave, in 1999, and, in 2002, he joined SUTTON GROUP Assurance Realty Inc. In 2004, Bruce joined ROYAL LEPAGE, the Industry Leader. The two, when combined, are an unbeatable combination!
Bruce lives in The Kingsway with his wife Mary-Ann, their young daughter Sydney, and their miniature Schnauzer, Reilly. Bruce enjoys photography, riding motorcycles, golfing, and is very involved in the community.
What people are saying
We wanted to take this opportunity to express our deep thanks for helping us to relocate from BC to Toronto.
In all our previous experiences of purchasing properties - seven in all - this has never happened to us before. A big thank you. —IAN AND BERYL FINLAY
It was about 15 years ago when I first met Bruce Klassen.
We hadn't lived in the area long when I decided to pop in at an open house not far from our home. It didn't take Bruce long to find out I was not a prospective buyer, and that I was just curious; however, he did not brush me off. Instead, he acknowledged I was new to the area and talked about what a great place Sunnylea was to live and about the home that he was selling. I remember leaving the open house that day thinking - If there ever came a day that we would decide to sell our house, Bruce would be the person we would want to represent our house. Well, although we still loved the area and our home, we decided to make a move closer to family. We called Bruce and we are so glad we did. He took time with us explaining the real estate market, and what comparible homes had sold for in our neighbourhood. He helped with suggestions to get our house ready to sell. He gave us good sound advice on the purchase of our new home. Selling and buying a home can be a very stressful time. We can honestly say Bruce made it so easy for us from start to finish. His knowledge and expertise exceeded our expectations. We were very pleased with what we received upon selling our home and the purchase purchase price of the new one. We highly recommend Bruce. —DENNIS & MARCIA BERGMAN
When my husband and I were looking for a home in our dream neighbourhood of Sunnylea, we wanted to obtain the services of a real estate agent who was both knowledgeable and familiar with the area. When I searched the web for a real estate agent with such criteria, I came across Bruce Klassen at Royal LePage. Not only does he work in Sunnylea, he is a long term resident and neighbour.
I sent an email to Bruce and I received an email response and phone call within a couple of hours. Immediately Bruce made us feel extremely comfortable by listening to and understanding our circumstances. He sent us property listings that met all of our criteria while keeping our budget in mind. He was always available to show us any homes that interested us and gave us valuable feedback and advice when needed. When we were ready to make an offer, he walked us through the process and made sure we understood all of the paperwork. His experience and understanding of the current market conditions proved to be invaluable in our negotiations.
Once we had an accepted offer, Bruce continued to stay in close contact with us. He accompanied us on our scheduled visits and helped to answer any questions we had. Bruce also provided us with referrals/references for many services in the area, including a contractor and day care provider. We feel very fortunate to have found Bruce and our dream home. We found a great real estate agent and a great friend. —SUZANNE & JOHN LOUNDER
The fact that we bought our home the same week that the market crashed in 2008 was unbelievable, and that we then listed our home that same week was overwhelming beyond belief.
Bruce, your ability to keep us up to speed with all of the market activity was very important to us, and even more so in these difficult times. Even though we were feeling stressed you were always calm and confident that we were moving in the right direction. It was definitely turbulent times, and the seat belt sign was left on, but your ability to navigate us through the storm was by far second to none in this industry.
Why this recommendation differs from others is that we are not dealing with "normal" times. We, unfortunately, are no longer in the days when houses are almost selling themselves with multiple bids. It is in these tough economic times when the real work has to get done. Those who are unsure, or perhaps lack the necessary experience, would falter in this market, but with you Bruce it was sure not the case.
Thank you for doing such outstanding work. Our new home is beautiful and our old house sold for higher than our competition in the area. We will continue to recommend you to our friends, and would do business with you again in a minute. —DIANE AND CRAIG MCLELLAN
We first contacted Bruce when we needed to discuss options for our home - and we were particularly pleased with the outcome!
Bruce's knowledge of homes in the area was encyclopedic - his steady feedback, reassuring. His marketing plan and support materials were superb, his easy communication - enjoyable.
In short, we'd want Bruce on our side and at our side in any future real estate dealings. —DON AND DEIRDRE MCGRATH
Bruce, we just wanted to let you know how much we appreciate your hard work and professionalism during the successful sale of our home. Throughout the entire process you gave us every confidence that you were 100% on top of things at all times and as a result we really did not have to worry ourselves about the details.
You explained the procedure from the beginning as well as your thought process in selecting a price and time to list, and in the end your predictions were very accurate and helpful.
We were most impressed with your access to the network of other agents as exemplified in the high number of serious showings you arranged.
When it finally came time to discuss offers, we found your strategy sound and logical.
In the end we were delighted with the success we had and are very confident that through your dedication and work we obtained maximum value for our home.
Bruce, you were always a complete gentleman in dealing with us and we admire your expertise and ethical manner of professional conduct. You have our highest recommendations. —DR. FAREED ALI, M.D.
We chose Bruce because of his professional approach and his intimate knowledge of the market in our neighbourhood. Due in large part to the strategic pricing he recommended - along with his marketing plan - our house sold in a week with competitive bids and at a price higher than asking.
We highly recommend Bruce to anyone selling or buying a home. When he commits to something, he follows through. He is thorough, not only in his sales and marketing approach, but also in the completion of necessary legal documentation. As well, in meetings with other agents, we witnessed his clear communication style with them and their respect for his professionalism and integrity.
Having bought and sold several properties over the years, we count Bruce to be one of the most thorough and best agents we've ever worked with. —TOM AND CHRISTINE EVANS
From the moment we first met Bruce, we were treated with warmth, kindness, and understated expertise. When we started looking for our next home, we were a little overwhelmed by the whole process. Bruce recognized this and took extra time to lay out a detailed plan to assist us through the entire process. We never felt as though we weren't making our own decisions, but with Bruce's guidance we simply felt that much more secure in making the right decisions.
When it came to selling our home, Bruce presented us a detailed plan outlining the importance of pricing, timing, and marketing. His plan was executed with precision and knowledge and our home was sold in 7 days at 111% of list price.
Bruce is professional, courteous, and extremely well organized. We would highly recommend him at both the buying and selling levels. He completely exceeded our expectations and made what could have been a painful, drawn-out process a swift, simple, and seamless transaction. We could not be more pleased. —MELLISA AND THOMAS PRESTON

Setting the Industry Standard
For those who define success by recognition, you should know that Royal LePage is the recognized industry leader when it comes to identifying and analyzing Canadian real estate trends. We publish The Survey of Canadian House Prices and the Annual Market Survey, tools that everyone in the real estate industry, regardless of the company they work for, find indispensable. Worldwide government agencies, corporations and the media also use these directories as invaluable resources.
Of course, at Royal LePage, we're not just about business. From the beginning we've also been actively involved in charitable and social causes, because we believe in giving back to the community. After all, we don't just work here. We live here, too.
It all started in 1913 with a man named Albert E. LePage, a Canadian. Albert LePage revolutionized the real estate industry in the country by being the first agent in Toronto to turn buying and selling homes into an accessible and professional enterprise. He actively sought clients through follow-up inquiries, took buyers from house to house by car and used descriptive ads in newspapers - all industry standards today. He was also instrumental in establishing the Toronto Real Estate Board which helped raise the standards of the industry. By the time he retired in 1953, Mr. LePage had moved the company beyond the residential market and into home building and the subdivision and sale of estates.
Albert E. LePage began with a vision of what a company with his name on the door (and the words "For Sale" on a sign) should represent: Impeccable professionalism, Principled conduct and the highest moral and ethical standards. Today, more than 90 years later, these principles still guide us in everything we do.
Here, at a glance, is how we got where we are today:
> 1955 - 1960 commercial division developed
> By 1967, A.E. LePage had expanded beyond Toronto, and, by 1970, beyond Ontario -
through a series of mergers and acquisitions
> A series of purchases from 1970 to 1976 gave LePage a residential brokerage presence from
British Columbia to Quebec
> In 1974, the company moved into real estate development with the incorporation of Canlea Ltd.
> In 1984, A.E. LePage and Royal Trust merged their real estate brokerage and fee business,
naming the new company Royal LePage
> In 1999, Royal LePage is privatized as a wholly-owned subsidiary of Brascan Financial Corporation
The Royal LePage Franchise Services Fund, a mutual fund trust, was listed on the Toronto Stock Exchange (TSX: RSF.un) in August, 2003. We are firmly established as the leading diversified real estate services organization in the country.
